How I help

Non-resident mortgages

Many buyers assume Spain works like their home country, and that is where the mistakes begin. I tell you which lenders work with your profile, which documents you need and how much capital to plan for.

Negotiating with 20+ banks

I present your case to the banks that fit your profile and negotiate the rate, the terms and any linked products for you. You end up comparing real offers made for your case.

Pre-approved before you search

Know exactly how much you can spend before you reserve a property. You negotiate with the seller from a position of strength and avoid losing your deposit.

From abroad, start to finish

You don’t need to travel for every step. I coordinate documents, the valuation, the lawyer and the power of attorney so you can sign even without being in Spain.

Self-employed, companies & foreign income

If you are self-employed, own a company or earn abroad, Spanish banks read your income differently. I know what each bank asks for and how to present your profile so it gets approved.

Private banking & Lombard loans

For high-value properties: financing up to 100%, interest-only options and loans secured against your investment portfolio.

How I work

Hi, I’m Veronica.

I speak the bank’s language, so you don’t have to.

Your mortgage strategy, from start to finish.

I am an economist and a mortgage advisor certified by the Banco de España. I secure mortgages for non‑residents and international buyers across Spain: I compare 20+ banks, negotiate your interest rate and handle everything while you stay in your home country, right up to signing at the notary.

Since 2019 I have specialised in mortgages for non‑residents: first at a well-known Spanish financial institution and now in collaboration with Mortgage Direct. I review your profile, structure the financing and work with agents, lawyers and notaries until the day you sign. And after you sign, I am still here for whatever you need.

I have extensive experience financing holiday-let and tourist-use properties, one of the most common profiles in the Canary Islands, and I also finance residential, rural and new-build homes, equity release, purchase-and-renovation and green mortgages. I know the personal finances of British, Baltic, Polish and Icelandic buyers in depth, and how Spanish banks assess them.

Before that, I spent 17 years in banking as an economist and international and risk analyst, and taught macroeconomics at university. I know how banks and their risk departments think, and I use that on your behalf. I advise in English and Spanish, from the south of Tenerife.

Frequently asked questions

Mortgages in Spain for non-residents, clearly explained.

Is getting a mortgage in Spain the same as in my country?

No, and it is the most common mistake. In Spain, the share banks finance for non-residents (up to 75%), the own funds you need (around 30% plus 8–13% in taxes and costs), the documents, the NIE, the valuation, the FEIN and the cooling-off period before the notary are all different. Knowing what to do at each step avoids delays, rejections and unnecessary costs. That is why I guide you from day one.

Can a non-resident get a mortgage in Spain?

Yes. Spanish banks lend to non-residents, usually up to 75% of the purchase price. Each bank assesses your income, your country of tax residence and your credit history differently, so choosing the right lender matters as much as the interest rate.

Do I need to be in Spain to arrange my mortgage?

No, you don’t need to be in Spain to get started. Our interview takes place by video call, and the whole process can be done remotely. You would only need to come to sign the transparency act at the notary and, the next day, the purchase deeds. Even that can be avoided by giving power of attorney to your lawyer or someone you trust.

How much of my own funds do I need to buy a property in Spain as a non-resident?

Plan on around 30% of the purchase price, plus 8–13% for taxes and buying costs (depending on the province): roughly 38–43% in total, from savings or from equity released on another property.

How long does the mortgage process take in Spain?

It depends on the bank and on your documents. As a guide: about 20 days for the viability study, about a week from the valuation visit to the report, about 10 days for the final approval of the risk department, and then a legal cooling-off period of at least 11 days before signing at the notary.

Can I get pre-approved before I find a property?

Yes, and I recommend it. With your profile approved before you start searching, you know your real personal investment, negotiate with confidence and can move quickly when you find the right home.

Do you help buyers from Lithuania and other Baltic or Balkan countries?

Yes, it is my speciality. I work with buyers from all over the world and have particular experience with residents of the Baltic and Balkan countries. I advise in English and Spanish.

Are you a regulated mortgage advisor?

Yes. I am a certified mortgage advisor registered with the Banco de España (ICI/19/1196) and I work in collaboration with Mortgage Direct S.L.U., a mortgage credit intermediary registered with the Banco de España (D108, certification ACI/24/0056).
